I'm not sure the OP is a lady, but either way, the OP was asking about buying a rental property, and got some meaningful responses, including some from people who actually live in those ZIP codes (and don't call them "ghetto").

Your posts, long and short, (and the long ones are often full of links to other negative posts and information) dwell on your totally negative attitude. I'd expect that from someone that had moved away in a huff long ago, not someone who, despite how much you hate it, is still here.

I live in the 85339 zip code, and agree with another poster that said to go south of Baseline, thats where my house is. Im in a newer plan, but so far no one in my subdivision is in short sale and the only homes for sale are from the builder. I know all my neighbors, and we look out for each others' homes.

Well I live in 85043, and I dont think my neighborhood is ghetto at all. There have been a few people throughout my neighborhood that got in way over their heads with their house, just like anywhere else in the city, and either forclosed cause they couldnt make payments, or decided to just bail when the prices started dropping....And when people saw their 2010 tax evaluation come through at close to 50% of what the houses were originally bought for, more and more people just think its not worth it and would rather take the hit and just walk away....Im not going to say there is 0 crime in my area, because I have heard of a car here or there getting broken into, but hell, that happens everywhere......Aside from that, there hasnt been any shootings, no murders, no swat teams, no drop houses, none of that crap.....Theres actually a lot of couples and families in their mid to late 20's just living and working like anywhere else in the valley

Default Glendale or Laveen?

Thank you all for your replies. I appreciate the specific advice regarding Baseline and Southern, the insights into what is going on in these areas, and the opinions of those you who who live there.

I haven't given up on the above-mentioned zip codes, but am now wondering if I should also consider Glendale, which looks to be a similar distance from the center of Phoenix. Any opinions about whether that would be a better or worse investment than buying in S. Phoenix/Laveen? Again, this is for a rental property. Is traffic from Glendale into Phoenix reasonable? About how long a commute would it be? (of course I realize that Glendale is huge so the answers could vary greatly)

Also, does anyone know if the Light Rail will be extended into Glendale and, if so, what its actual route is projected to be?

And back to Laveen, are the neighborhoods quieter/safer below Dobbins?

If you go to City of Phoenix website and check crime stats- and go to grid reports- you can see the crimes by each block, generally speaking the neighborhoods south of Baseline have lower crime stats

I'm not sure exactly where you live, but unless you live in these zip codes, your opinion is worthless.

I live in 85041 and have never had any problems.

Hello everyone,

I live in Montana so my word or knowledge about Laveen, AZ or surrounding zip codes should not matter too much. I've been looking at relocating from freezing Montana to a warm place where my wife(hispanic) could be happier and relate to others within her culture.

With regards to the gentleman who posted the ghetto description: Please visit Newark, NJ(we moved from there) and see what a real ghetto looks like. I am sure Phoenix has it's own ghettoes but this photo from a real estate ad is no ghetto in my eyes(zip code 85339):

The home is in Laveen, and I do realise that this is only a picture, I have no clue what goes on at night... but I can see myself living there. By the way a home like this would sell for a couple of millions back in Jersey...

Let me just remind you that you are purcahsing a rental property. You should be more concerned with the cash flow of this house than neighborhood. Yes, everyone wants to live in Paradise Valley, but I would not recommend it for a rental house.

Some of the less desirable neighborhoods actually make the best rentals. Obviously you do not want to invest in an declining area, but most neighborhoods in Phoenix are pretty safe. There may be some blocks or pockets that are bad but these areas are transient and change often.

Best bet is to visit the home and look around the neighborhood, talk to a few neighbors. You will quickly know whether this is a worthwhile investment or not.

If I were you, I would research how many houses are already for rent in the valley. You might have a hard time finding good tenants because of all the foreclosures and people who can't sell their places. Many rental ads now say 'no credit check required' etc. so you will be competing with this. This will also diminish the amount you can get for rent. (I was a realtor for 16 years so I know of what I speak).

If you are buying the house for investment, you might be able to wait a couple of years (maybe even 4 or 5) and still be as far ahead, unless of course you need to get the money into something now for tax reasons.
