Sorry i'm not from Phoenix so i don't have much knowledge on all the areas. I just ran an mls search based on price and noticed some Deer Valley listings mixed in with Maryvale listings. I know about Maryvales reputation, so is deer valley similar as well??

p.s. i know about the old adage of you get what you pay for, but i am researching this for a friend. he happened to find a $19k condo who's monthly mortgage payment only works out to $94/mo. he's hoping to create some positive cash flow out of the situation. but ti's not worth it if one could get shot going to collect their rent.

Deer Valley is quite a bit north of what is considered Maryvale, and does not have the same reputation (putting aside the question of whether the reputation Maryvale has with a lot of people is entirely deserved). Given the state of the housing market, there are cheap listings in all sorts of areas, depending on factors beyond crime rate. What is the ZIP code of this listing?

Deer Valley is in the northern section of Phx., about Bell road northward, and it's centered at about the I-17-Loop 101 Corridor.

It's vast Suburbia and still lots of room for growth.

As the others mentioned, Deer Valley and Maryvale are very far from each other.

here's the listing.. what could be so wrong for it to be listed so cheap??

On a map it looks pretty close to the end of the runway at Deer Valley Airport. I'm not super familair with the area or that airport to make such a call, but getting buzzed by low flying airplanes might be a factor to consider.

This property is very close to Deer Valley Airport and it looks like its under contract.

I checked the map... It's VERY close to the airport, (and, it's small --looks like an old, not great apt building converted to condos).
