I am looking for info on Sun City. I am planning a move there as soon as my house here in Wisconsin sells. I guess I'm hoping there's a couple people here that live there and know something more about it than I do.

I live right by it in Surprise. My grandmother lives in Sun City. Are you moving there to retire?

How much does it cost to live there? eg; price of house, taxes,HOA fees etc.

Houses run from around $150,000 to over $600,000 depending where you locate in Sun City. The average is now running around $200,000 for a large 1800 SF 3 bedroom 2 bath home. All the areas are nicely kept. Taxes are very low as Sun City is not incorporated and pays no city or school taxes. Taxes really vary from a few hundred dollars to over a thousand, again depending on which area you locate too. The population is primarily older than Sun City West or Sun City Grand as it is the original Sun City. The town rolls up about 5 pm every nite and is so quiet that you can sleep quite well with no traffic.
Duplexes are a lot cheaper, running from @ $125,000 to $150,000.
HOA fees are reasonable, Under $500.00 depending which area you live. You pay $330.00 basic HOA/rec fee plus if you live in a specialty area like the golf courses or lake areas then there is an additional HOA fee tacked on top of that. There are separate HOA's for the golf courses and any lake property.
Ken Meade Reality is the largest realtor in the area specializing in the Sun Cities. You might want to try their web site and get much more accurate information as to current conditions, your wants and needs. There is a wide diversity of homes in Sun City.

I certainly appreciate all your info. I am taking a leap of faith here. I have sold my house in Wisconsin and am headed to Sun City next month to find a place to live. I'm hoping I really like it there. Currently live in the country and am pretty isolated. Are the rec centers crowded? I know there's a lot of groups there but it seems that with only 7 rec centers and 40,000 people they would be really crowded. Nitram, I hope you're wrong about the prices of homes there. That would price me out of the market.

No, the rec centers are not crowded. They are large and can handle a lot of people. Probably 75% of the residents don't use the facilities for one reason or another. There's always room for everyone for activities. Plus in the summer a large percentage of the residents leave the state to cooler weather and it's not crowded anywhere at that time.
Prices quted are the norm. Actually there are some very reasonable priced homes here. But as said above check out the local realtors web site for up to date info.

Default Places to live

I did check the Ken Meade website. Found 30 places under $150,000 so I'm a happy camper that there are places I can afford. Keep in mind it's just me so I don't need a lot of room. I still am a little confused about the "phases", "model #s" and "units". Hopefully will get that figured out while I'm there. And thanks for the info on the rec centers. Hoping to use them a lot.

These are the general areas:
Phase-1 is the original phase of Sun City south of Grand Ave to Olive. Phase-2is the area from Grand Ave north to Bell Rd. Phase-3 the last phase to be built is Bell Rd north to Beardsley Rd. When phase-3 was nearing it's final stages, then Sun City West was started.
Most of Phase-1 is where the overall lower priced homes are located as it is the oldest dating back to the 60's. Phase-2 & 3 are a little more up scale, with homes built in the 70's to 80's. Phase-1-2 have many duplexes generally separate areas from the house areas. Phase-2 is the most popular area IMOP.
When you come to SC, there is a welcome center that you can visit for lots of infor. And the realtors are always happy to give you a tour of the area.
