I recently got approved for a mortgage was wondering what places are to live and raise my family in western Pennsylvania

Claysville if you are looking for a farm. Other than that what are you looking for an area? What is your budget? Where do you work?

I qualified for 100,000 and I would prefer country living I work out of clintonville but that's not my dream job I live in volant off of state route 956 beautiful there

SC85, you really did not provide a lot of background on you personally. I will assume you are late 20s to early 40s. You stated your job in Clintonville is "not your dream job" (join the club!).

So if I am reading between the lines correctly, you basically are endeavoring to find new and exciting elements of your life.

Would you consider settling closer to Pittsburgh? You having a preference for the country, my first instinct would be to direct you to Beaver County. According to some here in recent threads, the area has prospects for growth (and therefore appreciation of your house). You can find a quasi-rural setting, without a doubt, and not be far from Pittsburgh for your whims (seeing a Pirates game, music events, shopping in the North Hills corridor, etc.).

Try searching on this forum for a thread on the "Beaver County cracker plant" - you might find some associated posts in that thread about the housing in various areas along the Ohio River. I knew a kid a few years ago who lived in Hopewell Township (Beaver County), and he liked it a great deal.

I might even suggest eastern Ohio, not far from I-76: its practically the Pittsburgh metro area, but FLAT (easy, relaxed driving). Boardman and Poland, OH though not "country", are small townish and calm.

Anywhere between Pittsburgh and Youngstown, OH, you can undoubtedly find more of a "country" living environment than my suggestions. My suggestions are looking at the bigger picture - not just the home but life in general and proximity to things of interest.

I can't comment on home prices in any of these areas, but I think $100k will get you what you want in most places in Western PA.

I think that might be a good start! Others will certainly chime in sooner or later with advice, once their hangovers wear off.

Let us know - what do you do for a living? Are you alone, or w/ a spouse, and/or with kids? Good luck! All things considered (cost of living, etc.), western PA is not a bad area to consider.

there will be lots of good welding jobs at the shell cracker plant construction site for the next 10 years or so. Id highly suggest looking into it for future opportunity. And yes, the areas around that site have a lot of upside potential when 6-10 thousand new people start moving in next year. Its already begun in terms of properties being bought up and asking prices going up. Might be worth trying to ride the wave.
