My husband and I are looking to move to Florida and want a 55 and over community. We would like to know all there is to know about the Woodfield community of Vero Beach. Positives and negatives??? Thanks for any information.

I rented there for a year in 2008. It's okaaaay. It's gated and guarded and yeah...nice. But a few things:

First of all they had Chinese drywall so buyer beware about the resolution. And I wonder about their reserves.

A client of mine told me she just flipped a SINGLE she bought for 80K because the owner hadn't fixed the drywall yet and had major problems inside.

THEN, they have a big clubhouse and small pool for so many homes. THEN you found little KIDS filling up the pool all the time because they have a very LAX policy on kids visiting. SOME people even babysit them every single day during the week etc.

THEN, I didn't find the residents too friendly. But some times in lots of FL you feel that way. Polite but stand offish until you find your niche or make some.

THEN they also repeatedly put insecticide on the "estuary"which was supposed to be a condition of BUILDING that they left some "open space" What a scam. NOT an estuary all the wild life like frogs etc disappeared. I called the EPA and other agencies because the wet spray would waft onto my PATIO where my birds like to sun themselves and it's a POISON.

NOW. They MAY have resolved the issues by now and have a more cohesive group of residents so it may be nicer now.

The POSITIVES are you can walk to the shopping/mall area and it's very close to everything but the beach which is only about 3 miles down Rt 60.

it's right on 66th so you can pretty much zoom North or South with no traffic unlike further east. So you can get to Sebastian fast(er). And the Publix by Woodfield is not very nice but if you go south on 66th to Oslo it's VERY nice. So 66th is a big plus. For SOME people.

It's also very near the college.

The singles are nice; they didn't have the villas built out when I lived there.

You can check my posting history in this forum for lots of HOA opinions; I'm a pet sitter and go all over the place.

ALSO you can hear the planes enough that if you're on your patio you may have to say "hold on a minute" if you're on the phone. It took me some time to adjust to that. The airport has been there over 50 years so it's not going anywhere.

Vero Beach area is gorgeous/peaceful/gentle and there is housing to suit everyone. From mobile homes to huge cattle ranches. Just takes some looking.

PS I bet my former unit is still for rent. I put UVA protection on the LR DR and I think One BR window and it was a nice one. Dead end on the "estuary" with only one neighbor. The owner is from SO FL and planning to retire here.
