I am close to putting in an application to lease a home in the Arbor Vineyards development (1 mile North of the Intersection of 209th and Farmington). However, I can't break away from work prior to my transfer at the end of the month. So I have to make a decision sight unseen. I am comfortable with the home itself, I just don't know any more about the neighborhood than what Google Maps can tell me.

Any thoughts? I know it's high density. I just want to make sure that it's a safe and wholesome environment and not as ugly as the strip mall section of TV highway I drove through when I visited the area.

It looks like it's by the Jenkin's Estate? (Which is beautiful). I don't know the area intimately, but you should be okay that far south of TV Hwy. That west side of Farmington is mostly out in the country, with lots of nurseries around. Not part of the ugly TV Hwy stuff. The only thing possibly concern is the Baker Rock Resources is relatively close, but I don't know if there's a noise issue or anything though.

That area is right on or very near the Urban Growth Boundary - you'll be within walking distance of farms and orchards. If you want, you can avoid that section of TV Highway most of the time - take Farmington Rd, buy your groceries at the Albertson's at 185th or the Thriftway at 176th.
