What is an "Annual assessment fee? This is in addition to the HOA dues? Inquiring minds..................

In this instance, since it is labeled an "annual assessment fee", my guess is that the figure represents the total dollar amount of your portion of the fees due to the association for common area maintenance, etc., for a year. Of course, most people pay this on a monthly basis rather than in a lump sum. If it was called a "special assessment" then I would say it refers to an additional fee to be paid along with the monthly HOA dues.

Okay, this was in a CL ad for a lot in Hassayampa Country Club. I also wonder if that assessment is a fixed amount or is it according to the value of the property? Thanks for the answer, GoodbyeCalifornia!

There's a community facilities district (CFD) assessment that is paid semi-annually. The CFD is typically prorated at close of escrow and assumed by the buyer. I believe the CFD came into effect when the homeowners took over the golf course.
