I was curious about some of the local North Port home builders in our area. I live in a Windermere built home right now, just looking to see if there are any other builders in our area that are similar in that price range of a new Windermere built home. Thank you in advance for any input.

Yes, there are several builders in the area who offer different price ranges. They aren't all based in North Port, but they will build in North Port. Windemere prices are starting in the low $100s and up depending on size of home. What square footage and price range are you looking for?

Here are a few builders Adams, Hamsher, High Mark, Thornberry, Casas Del Sol, Tenbusch, Cantin, Masterpiece, MVM, DM Dean. You can go to the Charlotte DeSoto Building Industry Association Directory and see the list of builders there too. Charlotte Desoto Building Industry Association - CDBIA

You can also look at the North Port Chamber of Commerce Business Directory. It has a list of some builders that are members of the chamber with a link to their web site. http://www.northportareachamber.com/

Windemere and Adams just increased their price of their homes. The smallest home offered by each is now $144,900. Several new builders have plans to enter the market soon. One has multiple starts planned and offers homes from around $139k.

what sq ft are those homes ?
Prices will no doubt increase, you can bet with the rise in building subs will want more and materials will increase. Back in the UK blocks have just risen 15% yes 15....about 7 times inflation.

one thing have noticed having paid a lot of attention to builders base prices, specs and upgrades , is a lot of people are being very 'clever' with their advertising.

as far as I am concerned a home is the sq footage under air, yet many advertise homes with xxx sq ft and include everything garage,lanai, entrance etc .Its not wrong but its a bit misleading. also many fill out the specs with waffle ,hiding a few lower grade items or just not mentioning them. Again not wrong but....

I had a client the other day comparing prices making one home look very competitive ,until I pointed out the 'standard' home had 8' ceilings and an appliance package that didn't include the fridge or microwave............

you need to be very thorough in doing your due diligence

The small homes offered by most builders average 1,200 SF under air and around 1,900 SF overall. They are 3 bedroom, 2 bathroom with a great room design (no separate living room & den). If designed well these homes offer adequate living area for a young family or of course retirees.

if they are charging $145k for 1200 sq ft ...IMO far too high for the normal lower grade spec (ie stock cabinets, laminate tops, ceramic tile etc)

Maybe but look to the market and find a newer home (less than 5 years old) priced less. In North Port you'd be lucky to find just a handful.

A 1900 s.f home under roof should cost about $180-200,000. It will have a typical Florida kitchen, tile and carpet, one slider to the Lanai, 2 car garage and a crap 13 SEER air conditioner with some strip heat. It may only have 8' ceilings except the entry, but most will have 9'4".

Most builders will always use under roof s.f costing. You can't build unconditioned space for free and the under roof is a blended cost. Slab, trusses, sheetrock, lights don't care much about being under air or roof. The interior wall to the home from the garage has to be insulated and the garage door is expensive.

A decent, but not fancy, home will run about $100-105 s.f under roof on the builders lot. Reduce that about $6-7 s.f (of the home) for the lot if you have one. Downgrade to an Adams or Windermere and you should be in the $85-90 range.

I ran a search on the MLS and found 19 homes in North Port alone meeting this criteria:

There are plenty of homes available in the 1200 s.f under air range.

1200 s.f +
3 beds
2 bath
Built after 2007
Priced at or below $150,000 (most expensive was $143,000)
These zip codes 34287,34289,34290,34286,34288,34291

34290 should be eliminated from the data. I do not believe it is North Port, Sarasota County.
