Our current home faces East and we hate it. So it's either North or South. (or southeast) But that's going to be hard one to fine.
If the rear (pool) faces north, you will have plenty of blustery winter days. Cold fronts bring in strong north winds, so those days you likely will not be lounging outside. Facing south blocks the wind and you'll have some winter sun making it bearable to be outside. There's a reason south-facing often demands a premium...

There are alot of great professionals here that can help you with what you are looking for! You definitely came to the right place.

Also, keep in mind the goal of your retirement and the amount of "toys" you might like to keep close by... boat, RV... etc. Some of the communities you would like to build in may have restrictions on such things... so have your Realtor check into the communities, HOA and Deed Restrictions.

You will want to be in the community that matches your lifestyle.

You get more bang for your buck buying. But I would buy now as prices and people pumping up values is growing. I can not believe when I came down here in 2010 people were saying don't come if you need work. It looked like mad max post apocalyptic world. Now every corner that is unbuilt is now being built on. I am moving out its getting to crazy. Summer is hot and humid and winter is full of old people clogging the streets. Its not fun any longer. time to find a quiet spot in the half back area.
