There is a demand for this type of development or developers would not pursue it. Personally, I love mixed use projects and more density, but not everyone does. If I ruled the world, I would make every major commercial and retail project incorporate some condos or apartments tightly in teh design, not njust down the street, but unfortunately not enough people want that or developers would do it, because if they satisfy a demand, they can make money!

AGAIN, it's not this development or even developing this piece of land that is the issue. It's the fact that the plan know as 751 South should not be put on the edge of Jordan Lake. There are many other areas that this mix use project would be great. I can think of one within a mile from the current 751 location, but it's not on a lake. I'm sure the "idea" of living on the edge of Jordan Lake w/ beach access etc drives up the profit for the developer.

I believe Cary gets part of it's drinking water from Jordan Lake. I know that Chatham Co. does. How about Morrisville? If so, you might want to look at the quality of your drinking water in the next couple of years and what that does your water cost. In the long run Durham will be on the hook for cleaning up the lake but in the short run, I imagine it's going to be individual water users who will be affected.

You can say what you want about this project, but the history provided in the link above is accurate and shows how badly managed this process has been.

OK, an argument on the merits of this particular project and location is fine. I agree that this may well be too concentrated to go in that particular spot, which is why I said before that it was not the best develpoment ever. But shouting sprawl at every development that does not cause massive density is not legitimate and will not work as people do not all want to live downtown.

Also, this project is far from the "edge of the lake" from everything I have seen. Now, the water drains into the lake and I guess it is up to teh SOil and Water people to make sure it impacts it as little as possible, but I don't think they are going to be selling any lakefront lots here.

I think the real estate and land market getting turned upside-down over the last 3-4 years has everybody very cautious. You don't want to do any project 1/2 way and leave a mess for people to clean up.

With all the BK's from builders and banks. You want to make sure the project gets seen through ok. 751 has lots of potential and hope it gets done right.

There's lots of wars around the country about land and development.

But NC is tame but lots of standards. You go up to Jersey and the NY area.

The quailty of life, lower taxes are reasons why 75% of people that live in NC are from up North.
