Hi:
I have read past threads on Morrisville and the many communities, including Breckenridge.

Any opinions on Breckenridge now that this development is 7+years in?

It appears to be nice/established, trees, mature landscaping, etc.

I'm looking at a single level home with slab foundation, approximately 1,700.00 sf. 3 Bed 2 Bath 2 Car Garage. The builder was Pulte. Home was built in 2004.

I never thought I would have interest in a one-level home, but this home is really nice.

Should I have any concerns about this development or quality of a Pulte home?

The house in this particular neighborhood is set back in the development so noise issues from Davis Dr or 540 will not be an issue.

Any city data people live in Breckenridge? Feedback?

I don't live there, but one of my college friends does. She hates it.

Says all the houses are crammed together and the workmanship is shoddy.

YMMV, of course.

Breckenridge is a popular neighborhood and has a great location, schools and amenities for that price range. Just make sure you have a thorough home inspection. My personal opinion is that many Pulte homes look very old and dated compared to other homes built in the same timeframe.

Pulte built Breckenridge, as you know. Pulte also built Long Lake in North Raleigh, just like Breckenridge.

Both are very popular neighborhoods, although some complain they do look a bit cookie cutter.

I have clients that live in both n'hoods and both say they are friendly n'hoods with pools, etc.

I'd drive around the n'hood and speak with neighbors.

We live in Breckenridge and love it. There’s a strong sense of community with a good amount of social events and family involvement in the schools. Our house is 11 years old and we haven’t had any major issues with the workmanship—I think the quality is on par with most tract homes. There are a few negatives. First is that Louis Stephens Drive/Old Maynard is being expanded from Cary into RTP through Breckenridge and will bring a lot of extra traffic into the development. It sounds like it will go behind the house you’re looking at (where the dirt road is now). Second is school assignments. There are 2 new developments (and the Twin Lakes townhomes) going up within a few miles of Breckenridge. Between all these new houses and a base elementary school that’s near 120% capacity, there’s a lot of uncertainty about what the school assignments will be in the future (and every year the board recommends reassigning us, with the neighborhood being split between 2-3 elementary schools).

Airport noise could be an issue there as well. If possible, visit on an overcast day when planes are taking off in that direction.
