Meadowmont is absolutely beautiful. I agree with pp. If your employer is paying...live in Meadowmont!

If the rent will be a stretch for you, personally, there are plenty of places that are still super nice, for less $$. And you can still get to work fast.

we looked at Meadowmont when we moved here five years ago, like Nikki did. We passed on the neighborhood because we didn't see the value. I asked the sales person why lots were $100k higher than Southern Village and the response was, "well, it took 10 years to develop the property because of permitting issues so there is that cost." I didn't see that as a value to me, just a means for the developer to recoup costs associated with costly delays. It's a very attractive neighborhood but to me, everything looks the same so the charm fades a bit.

Default meadowmont worth it?

If you are moving from elsewhere where you enjoyed great appreciation in real estate, then Meadowmont may be worth it. I moved to Cary rather than Chapel Hill because for 600K I could buy a house that had almost 5500 sq ft all brick home and that same house would be over a mil. at meadowmont. In fact you can look at Brier Creek neighborhood (20minute ride) and get a 4000 sq ft home on the golf course for the amount of money paid at Meadowmont. Unless you really have to live in Chapel Hill, look elsewhere like: Chatham county, Cary, or Southwest Durham( if you don't have any school age children). Durham city schools tend to have a large percentage of children that are either hispanic and or african-american. Don't get me wrong I am for diversity, but it seems most "non minority" kids attend private schools.

Long-time listener, first-time caller. Moving to Chapel Hill in June.

Having looked at a bunch of homes in CH, and hopefully coming close to reaching a deal on one in Meadowmont, it is very true that you can get a much bigger house for the same amount of money elsewhere. And you could go even further out and get larger houses for the same money or less. But if you like having a walkable community with reasonably sized houses, sidewalks, small lots, a decent retail presence, walkable to school, car-less access to downtown Chapel Hill and the UNC campus, a quick commute to Chapel Hill & UNC in a car, and easy access to the airport, then the extra money you'd spend on a square foot of living space is well worth it. If those things aren't important to you, then by all means you should live somewhere else where you can get more space for your money. But one of the reason prices are higher in Meadowmont than surrounding areas, much like they're higher in New York City than anywhere else in the country, is that some people are willing to make the trade-off of less space for more of a certain kind of community.

As to the Meadowmont/Southern Village price discrepancy, one thing I'd heard was that the fact that Meadowmont is newer, and close to I-40, gave it a bit of a price premium. I understand why people think newer is better, but I can understand why buyers would find proximity to I-40 is a plus.
