Hi, I'm planning to buy a resale home in the Harmony subdivision off HW 55, built by Pulte in 2008. I wanted to know from the people living in or know about the area regarding the following:

1. Are there any known issues in these homes since they are now about 6-8 yrs old.
2. I see a lot of sales happening recently in this area, is there any specific/known issue.
3. There is a creek that runs behind many homes, should that be a concern if the house is closer to it.
4. Is this a friendly and active community ?
5. How are Turner creek and Salem middle schools.

Would not trust Pulte plain and simple...look elsewhere, local custom built homes.

I I do not know about most of your questions, but as for the Creek, FEMA flood maps are available online, look them up.. they will tell you if that creek is a problem.

Just closed on a home in Harmony in March.

My buyers did home inspection and very few issues were noted. Nothing major, typical type items.

My buyers have friends that live there and specifically wanted to buy in that neighborhood. From what they have told me, it is a very friendly neighborhood.

Nice looking neighborhood, but it's certainly isolated from any other neighborhood over there. You'll deal with school traffic if you need to enter exit between 8:15-9:15 and 3:30 - 4:15.
I guess it won't be so isolated once they built that development right on the corner there, didn't that just get approval?

We performed several radon tests over there and the basement houses were all high. Certainly not insurmountable to fix, but something to be aware of.

We did a radon test on the home my buyer purchased even though it was on slab. Radon levels were very low, way below EPAs suggested 4.0 picos.

We had the same results on the slab houses there, all very low. The basement houses were in the 8-9 range though.

I'd suggest stopping by the neighborhood at different times during the day/evening and taking a stroll. Give a listen and see if the sound from 540 is something you can live with. No idea how much you'll hear. If there are sound walls (not sure if there are at that spot) the sound can actually be less close in to the freeway while you can hear it more several blocks over. Sound issues are subjective and everyone has to decide for themselves.

If I were buying a new home I'm not sure I'd go with Pulte, however I don't think that applies in your situation. The homes are old enough that construction issues should have been shaken out and a good home inspection should cover you.
