Actually, I think that the newer DW (Pulte) communities are NOT gated. Some of the older (not Pulte) ones were.

As far as CA goes, yes it's in Durham County, which means exactly nothing except marginally higher taxes (except maybe if you have kids). The immediate area is Brier Creek and is very safe.

Gated communities aren't all they are cracked up to be. And they make HOA fees significantly higher. I doubt many seniors would be happy about that (unless they are super wealthy or famous).

If one is concerned about security, I would suggest buying deep in the community.

The success of the community with brisk sales is indicative of the positives that the target market finds there.

The only crime in our community has been theft of appliances from houses under construction. There was also the theft of a purse from an unlocked car a few months back. The area is very suburban and quite nice.
