I second the falls river /Bedford area but they may be closer to 3000 sq feet. The lots on the falls river side are larger but still more like 1/4-1/3 acre. Both have tons of activities, pools (Bedford is part of HOA, Falls River has an optional one) and tons of kids. Also both are in great school districts. Commute will be 20-30 mins most times of day.

If you are willing to think bigger than a neighborhood, and buy into the community, check out central downtown Cary area. Older homes on larger lots with big mature trees giving plenty of privacy. It is 15-20 minutes to the 540/40 junction. Relatively smaller and more stable schools than some of the crazy high growth new build areas of the triangle. Perfectly fine good schools that are safe…..but maybe not 10/10……. IMHO, this is why some type-A families take a pass.

Lots of parks connected with an elaborate greenway/paved-path system. Pretty sweet YMCA and our family just had an awesome time at the downtown fall festival -including pumpkin patch, carving contest, food trucks, and outdoor movies at night (including It's the Great Pumpkin Charlie Brown). https://www.heartofcary.org/events.html

Might not be private/exclusive enough though if you are seeking neighborhood only event type stuff. There are some larger homes too but might need some updating. Many homes built in the 70s-90s.

Northeast Chatham county (fearrington area) has what you're looking for except most of the neighborhoods are too small to have their own pool and clubhouse. Instead, people either put in their own pool or join one of the area pools. The Preserve at Jordan Lake has lots ranging from 1/3 to 2/3+ acres and meets your other criteria, though there will be limited options in your price range. The Legacy at Jordan Lake will be lower priced, but most homes are tract built rather than custom (a handful of the original homes in Legacy are custom, but they're large homes and well out of your stated price range).

In the N. Raleigh area, look at the neighborhoods flanking Creedmoor Rd. between 540 and 98. If you get much east of Six Forks Rd. along the 540 area your commute becomes a bear.

Also, basements are very rare here--related to the red clay we have for "soil" in this area that is not good for underground living quarters (water problems).

To add to this, most newer basements are almost exclusively walk out. There are clay soil expansion/contraction issues as well as the fact that the frost line here is much shallower than in northern climates. In the North, if the builder needs to dig to 4-5 ft to get below frost line, it doesn't cost much extra to dig and build an 8 ft wall for a basement. In NC, if builder only needs to dig down 1-2ft for foundation, it costs a lot extra to dig down 8-10ft for a full basement. The exception being steep lots in a walk-out scenario.

Ethans Glen in N. Raleigh will have some homes in the mid-500's, I believe. It'd be an easy commute to RTP from there.

Have you looked at Brier Creek Country Club?
1) Conveniently located to everywhere, right at 540/40 where you want to be
2) Public schools (not small) and private school options
3) Tons of dining and shopping nearby
4) Community pool, tennis, social activities, etc
5) HOA under $100/month
6) Lots of kids

These current BCCC homes have basements, 3000+ sq ft, priced in $400-$590K
