My in-laws are looking to build in a new development the next year or so, but they're having a hard time finding a development that has manageable sized lots but with the option to put a private pool in back. Either they're tiny lots without the pool option, or they're half an acre or more with a lot more yard maintenance than they're looking for. They want to build a one story or 1.5 story, 3-4 bedrooms around 2500-3000 sq. feet. Just enough yard space in back for a pool and a small patio, nothing green needed.
Location: Flexible, but on west side of triangle close enough to RTP and Cary not to have a miserable commute. Raleigh, Cary, Apex, Durham, possibly New Hill? I think they're trying to stay under the $600k price point.
Anyone know of anything? We've floated the idea of renovating an existing single story home and it is an option, but not a great one. Maybe if the houses are newer, like in Treyburn (Durham), but that's a little too far out.

Stormwater management requirements.
Builders tend to max out the amount of impermeable surfaces to the extent that a pool is going to be difficult to fit in.
Add in easements for storm and sanitary sewers or utilities that additionally limit locating a pool, and it is easy to understand their difficulty.

Truly, for what the folks are trying to accomplish, I would be simultaneously looking for a reasonable renovation project.

The problem with renovation is that single stories (or 3+ bedrooms 'down') are so hard to find over 1500 sq feet, and they want closer to 3000. Things like redoing the kitchen is a much easier pill to swallow than building a new wing onto a smaller existing ranch. They'd probably forgo the pool if that's what they're looking at, but I know they'd really love one.

The other problem would be working around the sewer/leaching field. Only applies to well and septic houses.

Finding modern ranches can be tough. Smaller lot sizes encourage stacking spaces.
Does it have to be a "true ranch," with no second level at all?
Or would main level living, master suite, laundry, and a bonus room or bedroom on the second level be OK?
If they don't want to do the yard work, do they want to do the pool maintenance?
If they are 55+ take a look at one of the communities for that age range as most will have a pool and do the lawn maintenance as part of the monthly fees. And have one level living.
