Had a house on our street go for $50k over asking and another ~$40k over. Neighbor realtor says "now is a great time to sell"...yeah but I end up trading dollars for a house of a lesser quality than mine?
Tampa and Jacksonville are the cheapest entry points to the weather/taxes of Florida as well, No?
The Tampa Bay area is insanely expensive now! Tampa's downtown now has a lot of residential and has a lot going on, St. Pete has been discovered as the gem that it is. The challenges for buyers are much like here, though it lacks the tech industry. Not sure about Jacksonville.

And, you know, builders don't low ball list price. They price at what they need to make it work. Nice bonus there!
That is a pretty expensive area , only thing driving interest there is perhaps other city folks wanting a piece of the pie . I would debate you on this as well…. but nah it’s your dream. Good luck ! Get a hillside home, I’d be afraid of a tsunami out there .
