Many years ago, our condo had a leaky tub. It came through the neighbor condo ceiling and our insurance covered his loss. His insurance never got involved.

I have no problem repairing myself. My only concern to make sure there is no potential for organic growth. Anyone has done this before? Any recommendation? Thanks again!

If you haven't dried it out yet, you've probably already got "organic growth". You should be putting fans on it 24/7.

the money he saved from not having insurance,should offset cost of fixing his place now.
fill a bottle with bleach water and spray ,run a fan all day and all nite .

Some use bleach. Use a real anti-fungal, of which there are many.
