What I'm most concerned about is someone's comment about medical care, since I just went through breast cancer. Here the teaching hospital in Charleston (SC) is @ a 30 min drive, and my cancer center is @ 45min and a very, very congested and busy drive.
We have multiple specialists in town (Mount Pleasant) but I thought there was a UNC medical facility right in Chatham Park, and UNC Hospital is not that far (@ 30min?). I know Duke is further - maybe 45min-hr?
Are there not any specialists in Chapel Hill?
We also love Southern Village and Fearrington (love the bookstore there and the Belted Goat) - and Meadowmont.
We have a large dog, and yes, the yards are small (and I also am not sure if they allow fences), but supposedly Chatham Park has a trail system, and there appears to be a vet up the road with a doggie daycare (Dogwood Animal Hospital). I am not sure how close any of the 24hr vets are, which is a consideration.
Hopefully Chatham Park continues to build out. I know they are building a hotel there now, and I think there is also a gas station and some offices.
What am I missing? We were thinking of taking a weekend to visit there (trying to escape the hurricanes here), but this post has given me pause.
You will be very driveable to UNC hospital in CH for care. Also no problem with vets or kennels. The Green Beagle (which we really like) just built a location in Pittsboro. I know my friends went to Cary for overnight care for their pet, but it's really not very far. From Chatham Park you can also easily get to Apex/Cary via 64. I will say that no matter how much they build up Chatham Park, it is nothing like West Chester (or Doylestown) in terms of being a walkable, dense town. It's funny because every time I drive down 15-501 from Southern Village to Pittsboro it always reminds me of driving down Route 3 from Newtown Square to West Chester 30+ years ago. It's really just starting to develop.

Thx for weighing in! I also saw your post on the City vs City board. Chatham Park would be a COL play, but location-wise I like the idea of PA. And greatly favor the density PA offers in the towns we're looking at. It will all come down to what we can afford when the time comes (if interest rates ever come down).
We definitely have to take a few road trips, hopefully next spring to check both places out. I do love the idea also of being so close to a big city again and being closer to friends and family in VA, MD, NJ, MA, and NH, and of course, escaping the hurricanes and hopefully fewer copperhead snakes. Still not used to those things. Alligators yes, venomous snakes, no. Never will be I'm afraid.
If nothing else I want to show hubby around Doylestown/New Hope. I watched a YouTube video the other day on New Hope and it made me nostalgic.
