True.

From a financial perspective buying an older, smaller house in a higher cost of living area is almost always better than buying a newer, bigger house in a lower cost of living area.

If you move solely for financial reasons, once the honeymoon phase with your nice house is over, there’s a good chance you’re going to be unhappy. There’s nothing negative about that, it’s just the way it is.
Having come from a very high priced area (Silicon Valley) I can tell you that MANY cannot even buy an old small home there. Housing prices in NC are still considered cheap compared to there. And the rents are even more ridiculous there. So I can understand if someone wants to move to finally be able to own their own home rather than paying someone else's mortgage and always living in uncertainty.

Thankfully we did own a home there and were not moving solely on cost of living (moved to be close to FIL with terminal cancer) however it was definitely part of the decision making. While there were definitely some trade offs (and things that I still hate here) it was a good choice for us especially since we still had one child underage. It allowed her to be able to buy her own home in her twenties. I doubt that would have happened had we still all lived in the Bay Area.

I cannot speak about the schools, but others have addressed this. We came down from New Haven County in 2014 and ended up visit Westchester at least twice a year for multi-week stays through last year. I have not honestly noticed that it is any less expensive to live here.

Nicer, yes. Cheaper... not so much.

I dont seem to find the right area in NC... Cary, Morrisville seem to be expensive. Any school districts and towns better? I;ve been to NC several times, both Raleigh area and Charlotte but coming from NY it feels like just very different atmosphere there. What are the safer areas,?
The area is past its prime as an affordable place to live and public schools well you need to Google what is going on in the State…move on LI to a better district is my advice as this place is not what you read about and is really just an investment return for CALPERS…the State is also facing headwinds as you can’t cut taxes to zero and provide Corporate welfare to tech without hurting the taxpayers.

Objectively false: Downtown Jacksonville has a 1/12 chance of seeing hurricane-force winds in any given year (and a 2/3 chance of tropical storm winds!); downtown Raleigh has ~1/500 chance. The only parts of NC at similar risk for hurricanes as Jax are Hatteras and Ocracoke, way out on the Outer Banks.
