Hello Everyone,
I recently sold my house in Upstate, NY after a very, very long 2 year wait. We are very happy since the market and economy is sooo horrible. We took a big lost but hope to make it up someday. On a good note, we sold the house on our own (one of the benefits of being a resourceful, stay at home mom) and saved a realtor's fee. With the help of a website called vflyer.com I was able to create a flyer of the house and publish it for free to about 8 different real estate search engines. The site is very user friendly. I came across the site passing thru a different site called about.com. (if you need any help or info on the site, send me a message. I don't work for them or a realtor, just think we should all help one another, )

We will be visiting in August and we will be looking into homes in the Holly Springs, Apex area. Are there any other areas I should consider that have great schools and communities?

The home we sold was 4900 sqft., on 17 acres. It was a big house to maintain. (educated/stay at home mom/ professional house cleaner). I hated keeping the house immaculate for perspective buyers. It drove me crazy. After two years of cleaning I think I need some kind of therapy to snap out of it.

Any how, we really aren't sure how the housing market is right now in the Cary, Raleigh, Durham area. We want something around 2000-2200 sqft with a nice yard. We want to go smaller and greener (cheaper). 150k-200k. Does anyone know if there are nice neighborhoods in this price range with good schools?

Also, my husband is self employed ( Excavator-Landscaper - Commercial and Residential). He is considering being on equipment operator and needs to know what they typically make in NC. He also has a license for a water treatment operator.

If he can't find work - he will enjoy all the great joys of staying at home and I will be heading back to work. I have a degree in MIS with limited work experience in IT field. I will be looking for entry level work. I have a background in general accounting and administrative work. Last position was Lotus Notes Support Specialist. Any need for any of these occupations and any idea as to what they pay?

In your price range, it will be difficult to get a new home in either North Raleigh or Cary.

You should have no problem finding something really great in Holly Springs or Fuquay. Especially with the great deals that builders are giving on inventory homes.

I have a client that is looking at Village of Charleston in Fuquay and they are amazing looking, lots of square foot for the money.

As a rule of thumb, any decent neighborhood with good schools will cost $100 / square foot.....and up. North Raleigh and Cary will be slightly more than that.

What about Fuquay? That is still Wake County schools and I've recently seen a nice neighborhood, selling for $95 per sq. foot.

You will not find anything in Holly Springs or Apex under 200k w/ those requirements. You can find something in Holly Springs for under 225.

I think you can find something in your price range. You'll just have to do a little searching. Check internet sites like craigslist, newspaper and drive around. Just be patient. I know b/c I always keep an eye out and deals pop up.

Just a rule of thumb. I guess the point I was trying to make is that she wouldn't find much of anything at the low end of her range (150k) for a 2000 SF house. Finding something in the $90 - $100 per SF is very doable if you go with a regional builder such as KB or Centex. I've found these neighborhoods to be a little "cookie cutter" for my tastes but other people seem to like them. Custom built neighborhoods are nicer but have a steeper price tag (typically $125 per SF and up). Again this is just a rule of thumb.

Thanks again for all the feedback. Are homes selling in this area? I hear it is a buyer's market and that seems to be the case here in NY. Is it the same in this area? How is your job market?
