Anybody live in or familiar with a Development in Southern Granville County called The Preserve at Smith Creek ? A coworker of mine mentioned he and his wife are thinking of moving out there for more space. He knows I am pretty much addicted to this forum and asked that I ask around for people's thoughts on the Development. Personally, I think it is Waaaay too far out there for somebody who needs to commute to downtown Raleigh, but I was wondering what others might know about that subdivision. I believe it is in its first Phase of development and has lots around 1 acre. Is there anything out that way or do you pretty much have to come into Wake Forest for shopping? Anybody commute from Southern Granville into Raleigh? I will tell him about checking for school info from the usual websites but if anybody has any first hand info I would love to pass your experiences on to him. Thanks!
I have been to the development a couple of times. I like the location, in that it is only about 10 minutes to capital (where the target, grocery stores, etc are in wake forest). There are definitely lots of trees and the houses are very nice there, I was impressed. It it barely in granville county, so it is not that far from wake forest. It is located on the western part of town, so commuting to downtown raleigh would probably be about 45 minutes. My guess as the direction to go would be purnell, to 98 to six forks. Now, I don't know where you are in downtown, but once you get near north hills you can go lassiter mill, or whichever direction needed to get to your particular area of downtown.
I haven't found the traffic on six forks to be terrible when I have had to drive it during typical rush hour times (it doesn't seem to get as backed up as falls or capital for instance). But it really does depend on where you are going probably.
I feel like smith creek is probably as far away from wake forest as my house (I am 6 miles from the target).
That is the neighborhood that I am considering moving to. I love the homes and builders out there. One is a personal friend of mine. I work on Strickland Rd. so its a straight shot up Six Forks. It changes names a couple times, but it is a straight shot into Raleigh. It took me about 20 minutes to get out there. It is a nice ride out that way. You get alot more home out there, and before you know it you won't be out there anyway. I'd love to talk to your friend, I might be his neighbor one day. They are opening another phase out there.
This is a beautiful area and we saw many homes that appealed to us. After checking out the schools on a recent visit, we decided against it. I wondered where people in this area are sending their children to school?

We live in The Preserve and absolutely love it! We live in Phase 1, but phase 2 is almost built-out. Phase 3 has been cut in and lots are available. Yes, the lots are +/- 1 acre. Some are flat, some deeply sloped. Creedmoor is 8 miles (there's a food lion there, plus some local businesses). Wake Forest is about 10 miles, and there's also Youngsville with a Food Lion at 8 miles. Getting into Raleigh is no big deal when not at rush hour (35 minutes to NCMA for example or 20 to Six Forks & Strickland).

Have you looked at Crescent Ridge subdivision off of New Light Road? It is a few miles closer,has great Wake County Schools, and it is a very nice subdivision as well. I love all the trees in Crescent Ridge. It might be a nice comparison. I agree, The Preserve is a nice development too.
Oh, forgot to add my husband commutes to the RBC center (22 miles) from our home in Crescent Ridge (a few miles closer in than The Preserve) and it takes him about 25 minutes normal commute time. He (we) feel is well worth it for the peace and quiet we have found out here. Nice homes, at least on 1 acre, trees, and reasonable home prices!

The neighborhood association is very active and the environment could not be better. It is only 17 miles to the Crabtree mall area and traffic compared to coming in from Cary or Apex is not bad. Less than 8 miles away are Home Depot and Fool lion is less than 5 miles away.
The houses are all different and well built. Our builder was Pinnacle Homes they were great during the sale but now that they are paid they will not return any calls or emails to finish the punch list. So be aware.
Sorry Ezpass did you get a referral on that builder? There are a couple great builders in there, and one I know personally that I know for sure he returns phones calls. Maybe you ought to show up in person. :-) Thats what I would do, and sit there on someones desk until I got my point across. Did you have an agent going in there? If so can he/she help you out?
