I've talked to a few very helpful people form this forum and it looks like all 3 of these areas are in my budget of around 200k for a 4 bedroom.
Could anyone tell me the subtle or not so subtle differences between these areas? Or other areas that you think would be comparable.
What caught my eye about these areas were:
Lot sizes.
Newer homes.
Looks safe and "country"
Close to Raleigh and Wake Forest
Any little differences you could point out would be appreciated. (Example: Are the homes or lots generally bigger in one area over the other and stuff like that?)

You can get larger lots in Willow Spring or Rolesville easier than Holly Springs.
Not that it can't be done in Holly Springs, just a little more difficult.
Any place with well and septic tanks is going to typically offer a little more dirt, and Rolesville and Willow Spring are a little more rural.

I would go with Rolesville. I think you will get more land and home for your $. It is close to Raleigh via 401 and Wake Forest via 98. I was looking in the Fuquay Varina and surrounding areas and ended up in Youngsville because I too was looking for a larger home on a large lot for around $200k. Ended up with a 3BR + Bonus Room on 3/4 acre for just under $230k.
Rolesville, Youngsville, Wake Forest gets my vote....
I have spent time in the Willow Grove/Holly Springs area and, to me, there is a much different feel there than in Northern Wake. There, in my opinion, is much more to see and do in the RYWF area and the proximaty to Raleigh is much better. Lots are larger in Rolesville and Youngsville as the crawl has not quite reached there yet.

That is exactly what we ended up doing! We also looked at Fuquay, Holly Springs and Willow Springs (even Clayton), and ended up in Youngsville, with an acre of land and very much in our price range.
I know two people who bought in Willow Springs and are constantly complaining about how far they have to drive just to get to a store. It's pretty out there, but I like being closer to things.
depends on where in Raleigh. North Raleigh about 30 mins. Downtown Raleigh about 45 mins. other areas I can't tell you about.
