Jeff- I like your newspaper expose idea too, but am afraid it would be the kiss of death to my listing.
Northwest- Here in So Cal, the buyer agents make appts directly with the seller. My agent doesn't know about showings until I email the info to her. Then, she makes a f/u call and alienates any potential buyers because she is a b----. I've stuck with her over a year because of loyalty, but when I recently asked to terminate, and offered her 1/2 commission, she had a cow, and demanded full commission. This is all sooooo very frustrating.

Demanded full commission? For what? She hasn't sold it yet, lol. There has to be a way to terminate your contract. Is she the broker or a sales associate? If she's not the broker, call the broker.

Hi, I used to be a Realtor... and I'm so sorry that happened to you.

Only, from what you wrote you are doing some worrying things... "mood lighting", "candles" ...

I think those things might be doing you more harm than good.

When I was a Realtor here in Santa Fe, I used to turn on most of the lights in a house before a showing. The idea was to make the home bright.

People who are looking for a home want to see it, just plain see it in good, brightish light.

Even though we used to consistently ask, "So how does it feel?" The question was meant so elicit a feeling from the arrangement of rooms, the openness... etc. Things that the house was... as opposed to something that was fleeting, like the level of light.

Back then a $400,000 house was what a million one is today. And I sold ten percent of the 400,000 price range one year... just so you know I was active and successful.



Rather than mood lighting, I'd take out anything and everything that you don't have to have, that will show off the space in your house, and people really like space.

Also, it can be a very good idea to clean and "polish" your water heater and furnace... so that when people look at them, they "see" that you really take care of the basic things...

she's making f/u calls. oh boy, no wonder she's alienating buyers! LOL!!!!!!! HA! Just kidding I know you don't mean that f/u. I second palm's suggestion contact the broker. if she hasn't sold your home yet there is absolutely no reason for you to pay her ANY commission if you want to terminate. Loyalty my *****. If your agent is not doing the job you hired her to do contact her broker. If you can't get it resolved terminate the contract and move on to someone who can help you sell your home.
