Staging, great photos, great description of home, correct price and MLS placement is 80% of it. The rest is local and depends on the home, price, and market.
MLS placement...meaning simply that it is on MLS? Or, is there a certain way to log it in?
Photos are definitely key. Depending on the home video and ariel shots can be a real plus. Give people as much info as possible. I hate when I see agent put small descriptions, zero remarks, and no room measurements. Fill everything out that you can.
After that it's luck of the draw on what may sell it. Statistically open houses hardly ever sell a home, but I have sold multiple off of doing them and picked up clients so I do it. Flyers at the street if I know there is lots of drive by traffic with people wanting more info.
Facebook promotions. Not great to actually sell the home, but nice to get your name and face out there and possibly pick up some website registrations if you post the right information.
Flyers to the surrounding areas or print ads showing your newest listings.
These are just some of the things that I do when I list a property. Pricing it right and having the best photos I can have seems to be the biggest push to showings as something like 90% of people set up a showing based on seeing it online first.
