Besides MLS listing & weekend open houses what is the most effective way to market a property?
I thought you were asking as a realtor, but based on the first comment I'm guessing you are a private person looking to FSBO? If so you don't really have access to any of the effective things I would do to sell your home.
Staging, great photos, great description of home, correct price and MLS placement is 80% of it. The rest is local and depends on the home, price, and market.
It's not so much the stats as what things consistently pop up as important to the person shopping...not to other agents but the people shopping or selling
Like Photos..description..where are the shoppers looking?
Knowing what the shoppers think is important or what turns them on or off might help with Marketing
What shoppers are you marketing to?...point out to them why this prop yadda yadda
Don't BS
What is effective depends on the house and general demographic of the area/target buyer. If the most likely buyer is a boomer (mostly one story homes in a golf club community), then open houses/broker opens are effective as long as the home is properly prepped and staged. Most boomers tend to use agents to find homes so marketing to agents is important.
If the home is an old house that is around a downtown core, your target might be a millennial so you'd want to increase your online marketing for that property. Most millennials and Gen X'ers use the internet to find homes.
You need to ask yourself, who is the most likely buyer for this house and create a marketing plan that reflects that. I do agree with NinaN that staging, photos, good descriptions, MLS entry, and appropriate price get you 80% of the way there.
There is no one silver bullet; no one thing that is the "most effective" marketing tool.
You need the full package to be competently done, and thorough, and then not fumble the ball when it is put into your hands.
I.e., let showings happen and handle offers and negotiations smoothly.
Buyers are sensitive to cues that indicate a property or property owner has issues. Just look at thread after thread here that are studies in buyer/seller psychology rather than marketing.
