> Unless the inspection says there are no defects(or the contract has exclusion for the inspection contigency), you can just use the inspection contingency, no matter how minor the findings were.

Let's all remember that processes are state-dependent. In some states a contract can be cancelled (even without cause) within the inspection period.

That's not a dirty trick, that is a professional responsibility: to obtain the highest possible price for the seller.

Eh, it's pretty dirty.

But, welcome to sales.

OP, I have always renegotiated after. I typically meet the seller in the middle.

$3k is minor though. I'd just suck it up.

If it were $10k worth of repairs, you're damn right I'm renegotiating.

If the market is hot, you risk losing the house by nitpicking.
And having multiple showings isn't a dirty trick. It's not like agents can just call people up and have them all show up and look at s house if they are not buyers. And if a house is occupied then setting up multiple showings all close together makes sense, so you don't inconvenience the seller with 5 different appts during the day do they have to keep leaving the house.
Sounds like it's a nice house since the inspection went well. It also sounds like you just have buyers remorse, which will happen with any house you find.
