I am not sure which state you are in, but I know in PA you CANNOT stop a closing because there is a dispute about the commissions. The contract is between buyer and seller...that is that. If the agents don't get paid, it is up to the broker to fight for this after by going after the party who owes the money.
If you did not sign or agree to pay this additional 3%, then follow the other good advice that you have received in this form along with mine..don't pay and not only go to the board of realtors, but also the state real estate commission.
