Agents buyer/seller/dual want to make money from us and split nothing with anyone else if possible.

The real questions to you:

Are you interested in this property?

Are you willing to submit a bid regardless of who reps whom?

If you have doubts then submit an offer with all the "contigents" (inspection, mortgage, HOA/COOP documents, etc., etc....one easily gotten out of if one even farts) but at least letting them know you are not a "dead beat" looker.

If all are looking over your shoulder (parents, in-laws, spouse) then decide whom controls the deal. You, her, the two of you, the parents.

If you are not comfortable, then get them all involved in making the offer. It will probably be so convulted that when it fails, you can pass the blame to them and say to the wife, sorry it did not work, but let us have some hot sex but we will make the next one work after we tire ourselves out from the sex....LOL

The next one might even being you two taking charge, making another offer on the same place, it gets accepeted, thus more hot sex.......LOL

Now the even tougher love advice. Move far away from either set of parents so neither of you can get mad/cop out and easily go home to Mommy nor Daddy. Grow up. Both of you learn to live without them, unless they are paying.....LOL

While I don't disagree that they should get a good inspector, I also don't see how that would be different based on what agent (if any) presents the offer.

Honestly, I may not be understanding this correctly, but maybe when the people are home go up and tell them you want to put an offer in on their home but their agent is making it too difficult and you are just about ready to walk? Good luck!!
