I don't think the agent is owed anything because she refused to work with the OP, then came back later wanting a commission.
But just for clarification, the contract between the agent and the owner is not a contract for the sale of land. It's an employment agreement.
I dont know about all states, but in Texas, the TREC clearly states no agent or broker may attempt to collect a commission without a written contract for services.

... and this is why many of us have said "File a complaint". In most states its easy to do. It would be good to know if OP had anything in writing so that it's not just her word but written proof.
