And #5, the longer the time to close the higher chance something will arise to kill the deal. And with a shorter close, if it doesn't close you can get it back on the market more quickly.
I can remember the same-day transactions we did in the late '80s, where the movers emptied the house in the morning (as we were at the attorney's office doing the closing) and we bought the new home in early afternoon with the movers putting all our things into the new digs by late evening. Of course, the new house was only four blocks away.
Have your agent put it in the listing "seller can not move before the end of June. Either close of escrow or lease back will work for seller."
