At first I thought you were talking about you from an emotional standpoint like I want some family to enjoy this home not some guy to flip it. It's a house not a pet or a child who cares who lives in it it comes down to money. I agree I enjoy seeing someone happy about a purchase and starting a new phase in their lives but money is my main concern.
That said you came at this from a different point of view. I agree with you, an investor doesn't need the house there's a million other houses they can invest in and they need to get in at a low price so they will be quicker to walk away. That said investors are often cash buyers which I like better than someoen financing.
You want it to be single family, coordinate with neighbors and try to get the city council to rezone the area R-1 instead of R-2... a group of homeowners successfully got it done in our town. Barring that I'll take the best offer.
Everyone's tastes are so different it's unlikely the house will remain as it is no matter what...
I had a neighbor whom I only knew in passing actually tell me not to sell to an investor and was quite adamant about it and lectured on why. I also had a realtor advise me not to take an offer that was presented as they were a certain group and tend to let all their friends live in it too. Turns out he lived in the same community. Fired him and got another realtor.
I will take the best offer, regardless who.
