I'll be honest, we are DESPERATE sellers here, not for financial reasons.

We are listing very soon (waiting until after Christmas of course), can anyone offer advice on selling a house quickly without coming off as desperate (even though I admit we are!) and being lowballed? We just want to break even. We are being very reasonable on price and have a nice home with some great features against comparables (brand new deck, heated pool worth $9k, heated separate garage).

Thank you. We have sold before, but that was our DINK condo. This is a new ballgame for us.

If you want to sell quickly make sure your price reflects that. For example, if you think you have priced your house "average" then expect it to take the average amount of days to sell. If you want it to sell quicker than that then price you house below that.

Unless you're in a community where everyone has a pool - hopefully inground - pool homes generally take longer to sell. Pools are not generally considered an asset in selling. Personally I love ig pools.......if it's above ground....get rid of it.

What's your market like?

If it's not for financial reasons, why are you desperate to sell?

Remember that your comps are not homes currently for sale, but homes that have recently sold.

Price is the key. I was looking for a house with a pool last year, so it's not the worst thing in the world, though it will whittle down your "pool" of potential buyers. It all depends on price related to the condition of your house.

Thanks. Yes, we are in an area where homes are expected to have pools.

Our neighbours are all listed around $360k comparable but I think they are delusional (same bed/bath/our pool is bigger and new). We paid $260k in 2011, thinking $299 or 300k for a sale.

My concern is if we list at that price will people think there is something wrong? There isn't. But it might be a dead giveaway that it's an urgent sale.

Pricing your home correctly does not negatively reflect on your state of mind.

Your agent should be able to give you a thorough market analysis of homes that have sold RECENTLY. You should base your price on that, given the features and condition of your house.

The fact is it is an urgent sale. List it at a price you think will move quickly. Don't over think it. Also, don't look at what houses are listed for. Look at what houses have sold for.
