It doesn't necessarily do no harm. It's not that uncommon for thieves to use open houses as a way to case a house. They can tell if you have a security system, dogs, etc.

Open houses serve mostly as a way for your Realtor to get new clients. It's very rare that a house is actually sold this way. If someone were truly interested in and ready to buy your house, their Realtor will show it to them.

I do think there is benefit to having open houses for Brokers. This allows other Realtors to preview the house in case they have clients who may be interested. They can also offer good feedback. And they are not just random strangers coming in off of the street.

In my humble opinion, open houses were for houses not selling.
And attending them showed us WHY they weren't selling and that we DIDN'T want that house!

We bought our house via appointment viewing. It ticked a lot of boxes for us, and when my OH said " now this feels like home" when we walked in, I knew we had a winner.

We bought it then.

Never again go to an open house to buy.

Both paragraphs use the term .........business partner
Two references to being in business = inappropriate behavior at an open house. Not a logical conclusion.

I said "officially unethical". He is not a realtor nor agent and therefore not answerable to any official corporation nor state licensing board, nor broker who would have fined or put him on probation for unethical behavior while in a professional role if he were in that role.

I'm hearing lots of no, never, rarely works, looky-loos, nosy neighbors, too much trouble, ulterior motive by agent, only 2% and on and on. Sellers are looking for one and only one buyer. To exclude an open house that might produce that one buyer from the marketing efforts is crazy unless there are circumstances that make it too difficult to hold.

As a seller, I'm not a fan of open houses. I really don't think they help much and after I've spent a small fortune to make the house pristine I really don't want a bunch of looky loos and their kids getting smudges all over everything, standing in my jacuzzi with dirty shoes, or using the bathroom. All those things have happened to people I know, so now I'm wary. I only want the minimal wear and tear that comes from buyers being escorted by their realtors.

On the other hand, as a buyer I loved going to open houses. It was a great way to familiarize myself with neighborhoods and with the types of houses available in each of them.

In the end, though, we didn't buy any of those houses. We bought one we saw privately, with our realtor.

Today we had the open house, and my agent said the turnout was unbelievable. About 70 families showed up, and people were waiting in the heat for half an hour to get inside. My neighbors told me they saw people lined up to the end of block waiting. My agent ran out of flyers and business cards. People were coming by to enter the house an hour after it was over.

Not sure yet if this actually will get me any offers. I'll update when I have more info.

wow, that's a LOT of people! Hopefully anyone who is really interested will feel extremely motivated to get an offer in quickly to beat out the competition.

No, but I got 5 offers so far, 3 of them over asking. I'm waiting for my agent to update me as to how many (if any) are the result of the open house. I had 21 showings aside from this.

We're showing again tomorrow. It's only 4 days on market.

but that sort of response indicates they perceive more of a bargain that you probably intended.
