Would you buy a house in a subdivision that borders a community park? This would be in a upper middle class area. The park has a walking/jogging trail, big center greenspace, playground, small picnic tables, and public bathrooms. It doesn't draw huge crowds (about 20 parking spots), and there are no organized sports played there.

The subdivision has about 20 homes, and this specific home is at the far end (maybe 80-100 yards away, so not much noise traveling from the park). The subdivision has its own special pedestrian entrance to the park with a gate code. The subdivision front entrance is not gated, so any cars can drive in.

Thoughts?

yup. Worst you might deal with is kids hanging out at night but in an upper middle class area the police will probably take care of that.

We lived behind a community park in NY (we backed up to houses that were across the street, and these were very small lots). IDK if you have kids but being that close to a park was something we really missed when we moved. Now if you're bothered by the sound of kids playing or people eating at picnic tables, then don't do it LOL.

Depends whether you're the type of person who wants a lot of privacy and quiet, or the kind of person who wants to sit out and watch and see and socialize with people.

I would not. I wouldn't like being within earshot of noisy events that might occur there. Games, big family gatherings, screaming and yelling, etc. I prefer more separation from other humans. Yes, I might use the park, but when I'm not I want to get away from those who are.

Funny, people often regard a house next to a cemetery as being less desirable. IMHO it would be quieter, more peaceful and with more established trees and green than many other places. Plus, very unlikely to be bulldozed for even more housing. Ghosts haunting graves? I'd love to see one!

This doesn’t seem problematic to me at all. I would not want to live right next to a basketball court or other sports fields where bright lights, balls bouncing/banging, and children would be screaming at night, but assuming a regular park that closes at dusk? I would have no problem with that. I like having access to trails and whatnot. My current neighborhood has neighborhood parks and they are all pretty nice. The main one has the community pool and a play ground area/green space, but the people who live by that are also okay with living right near an elementary school as they share the same parking lot. There are also some walking trails. From what I can tell, it is never that crowded. I don’t know how many houses this subdivision has, but it is large and the pool serves many homes.

I might if I planned on using the park alot...... if I liked to walk, run, or walk my dog there or if I had kids who would use the playground. I would certainly visit the park on weekends between 11am and 4pm to check out the level of activity. I’d also check it out on Yelp to see how many people remarked about all the fun they had there....if lots and lots, maybe I’d re-think if I wanted to live that close.

Does it have set hours where they turn off the lights or close an entry gate? If its public there is always a chance of problems. I'd have to drive by it at night to see if anything changes.

Drive by the park at all hours of the night. We used to live just a block from one and it totally changed the neighborhood when it opened; drugs, screaming adults and kids, as well as trash. But, that was San Jose.
