Hello Community!
I am conducting a research on the housing market in the USA. If you have purchased a home or are in the process to buy and are willing to answer some questions please reply below:
In the past months, have you searched for and/or bought a house?
Are you an agent/broker?
In your process of buying a home, what are the main problems/hurdles you have faced?
What do you think could have been better in this process?
How long did it take to review the disclosures/other contracts?
Did you review them with your agent? How was the process?

Bought a house in the last month
Are you an agent/broker?
No

The incredible speed one has to move in order to be the successful bidder. Bought the house sight-unseen. Went to contract the day the house was listed. House Inspection in 24hrs. Inspection report w/in 48hrs. Closed 3wks after that.
What do you think could have been better in this process?
The state I bought a house in does not use attorneys to guide what is essentially a legal process. WTF? Closing was done by the Title company, who was worse than useless.
How long did it take to review the disclosures/other contracts?
I think they gave me about 20min
Did you review them with your agent? How was the process?
My realtor was not present. The sellers were not present. The Title company figured out the day of closing that it was actually the seller's son who held title. I ended up moving into the house BEFORE I actually owned it. FUBAR from beginning to end.
A real estate attorney is different from a RE broker correct?
Can you tell us a bit more about how to transaction without a broker went?
Depends on the state, but title companies are fully equipped to deal with FSBO. They are going to write their own contract anyways.. Even if you or an agent walk in with a standard local MLS contract.

A perfect example of the disinformation given on the internet. No title company is going to rewrite a contract between buyer and seller. In Colorado, there is no such animal as a mls contract.
Can we ask what country you are in? It would be interesting to compare processes.
