My current fridge has a shim, simply because I've been to lazy to lie on the floor to adjust the foot. It was way easier to lean into the fridge and kick the wedge under it

I do that too unfortunately. I still haven't learned to account for the blade width and always forget where I need to cut along the laser line. My only advice here is to make sure the first cut is on the long side
Unemployment rate in that town is 4.2%, so somebody has a job. Mortgage at today's rates wouldn't be much of a house payment. I get just over $300 a month if you didn't put anything down. A disability check would pay for that house if you couldn't work.
Not everywhere is priced like Seattle or Los Angeles.
OTOH the poverty rate for that little town looks like it runs 25%, apparently those jobs don't pay diddly.
Water frontage, 2.4 acres, and a cute house for $80,000. it looks like there might even be some outbuildings with it. A little updating wouldn't hurt but it is fine to live in just like it stands.

If you could get financing; I'm not sure what the flood insurance would be living there. I spend a fair amount of time in that part of NC. They get hit hard by hurricanes.
