Someone owns 10 acres next door to me... I wrote a letter to them 4 months ago (when I bought my house) and said we were interested in buying it..
No response... I currently have 2 acres but need 6 for my AG exemption... I really need 4 more acres...
This is just land... its not developed.. and its quite hilly...
This owner lives 4 hours from here and I have no clue who they are.
I am considering on writing another letter and putting a all cash offer in for 4 of his 10 acres.... (last letter , I did not put offer amount)
Do you think I will have more of a chance if I put a all offer in the letter? I just dont want to feel like I am harassing them... I get these calls and letters all the time for some duplexes I own.
I feel like this is different because I live next door to this land.....

Make him/her/them a worthwhile offer and see what happens. We're not planning on moving any time in the next 8 to 10 years, but if someone throws a big enough figure at us, we're outta here.
Shifting the property line is usually way easier than splitting a property. Just make sure that the neighbor retains enough for his exemption too. Are you sure 6 acres is the amount you need? In my state you need 10 acres and to be able to prove you make a profit. Hobby farming doesn’t count.
Here in Texas it goes by county. The county I am in is 5 acres for AG + 1 for your house/ homestead exemption....
He has 10.00 acres... I have 2.01
If I get 4 + 2.01 = I will have enough!
He will have 6 left ...this is enough for AG exemption if he wants to sell it and market it as such. But its enough!
I received a hand written letter to buy my house. It was addressed to my husband who died several years ago and for a house I sold two years ago.
The town records were updated immediately upon the death of my husband and when the property sold. This guy bought an out of date data base. Truly wasted money.

This is my final offer . 60k. Cash for 4 acres (of the 10) , additional bonus if accepted in two weeks (2000) , pay to have land re-surveyed , pay to re fence new property lines with barbed wire , and pay for all real estate costs .
This letter is hand written and offers on the paper . Last letter did not specify offer amount or amount of land and was typed …

*UPDATE*. Letter was delivered yesterday . Got a call today from my relator. The owner contacted her and said he is willing to sell the Land.
However,
He wants to sell all 10x acres... will update... we are in the process of negotation.
