You say its a double lot, is it already platted as two lots? Or is it just one lot that's 2x the size of other lots in the neighborhood.

Brandon, there is a HOA but it's only there to collect money for a clubhouse and boat ramp (neighborhood is on a lake). There are a number of lots with just a garage/shop. The neighborhood was originally way out in the country and was it's primarily use was for weekend lake houses. There are very few restrictions to this day, even though lots of developments around it have them.
Even if not enforced, if there were ever covenants recorded they could be enforced in the future. Get a copy and look over them to be sure.

It is currently platted as one lot. It will require a replat. There are some fees to do that, and I have to have a survey done. I have already verified with the city and HOA that this is allowed.
