Doing an Open House is better than sitting at home, eating Cheez Doodles and drinking YooHoo, watching two teams I don't care about play football, and whining to myself that I don't have a Buyer.
Sellers need to know that an Open House will most likely not sell their home, that the Agent may reap additional business from the Open House (or from the sign in the yard), and that Open House is better than having their Listing Agent "...sit at home, eating... and whining..."
If the property is vacant, I tell my Sellers to let me hold it Open as often as I can, since they are not inconvenienced by being put out of the home.
The old saw that Open Houses are just a vehicle for Agents to get leads is ridiculous. It is realistic to consider that the chance that someone who turns down the street because they see balloons and a directional sign is an impulse looker, and probably is not their Buyer. but the good Agent will at least try.

Your welcome to sit at my house on the weekends! LOL I guess I'm eager to get there as you know. Just trying to think of anything in this market. I must be watching too much HGTV. They hold open houses and get it sold. Thanks to everyone else about your honest opinion.
When we bought a resale house in Calif. in 2003, we did see some houses through their "Open House" with our realtor. However, we would have looked at these houses anyway and it was only coincidence they were holding an open house when we were looking. It turned out the house we bought was one of the ones we looked at during their open house, but again, we would have looked at it anyway.
When we sold the house, our realtor held 3 open houses which did not generate any offers. We knew there was only a slim chance the open house would sell the home but hey, a slim chance is better than no chance!!
