OH forgot to tell you all this- Supposely starting May 1st, the appraisals will be going thru a central office and they will be using short sales and forclosures in them. This will totally screw alot of people including me. The local appraisers are trying to fight it, it will shut some of them down for sure. What ever happen to apples to apples? And what happen to trying to keep the market from collapsing. If there are only afew comps like here by me and say 3 houses sold, 2 being a shortsale for less than actual value then that will mean mine will come in at the same as the short sales. Makes me wonder why even try to sell, why not just walk?

My worries are that my home will sell for less than I owe on it. I would be screwed because I don't have thousands of dollars sitting around to bring to the closing table.

Looks like we are stuck in present until this market improves which really makes me sad beyond belief.

I've actually considered locking it up (don't want to rent it d/t potential damage by renters not to mention the hassle) and moving to Texas.

Shelly are the homes in your area forclosing or doing short sales?

No Lorrie, actually...it's fairly stable here. The homes are selling but at a much SLOWER pace.
