Yes I know they're staged to a certain degree but it still doesn't make any sense that one would say it's outdated as opposed to saying they don't like it.

You can correct me if I'm wrong, but they don't tell them what to say right? They just reenact the house hunting process.

Agreed. If they are staged, though, they are staged to present a certain attitude, and it's absurd that the attitude they promote is that a house that is five years old has a kitchen that is "dated" and has to be completely redone in order for the home to be livable.

Just remember who pays the production costs for that show on HGTV, and it all starts to make sense. That's right, the advertisers, and they want to be placed on shows that promote their products and services. Home Depot is absolutely thrilled with a young couple unequivocally declares that a white kitchen is out-of-style, and the show producers know it!

I prefer new and that's why we decided to build!

HATE:

NO animal or cigarette smells
NO outdated kitchens and no laminate counters
NO vinyl flooring
Doesn't back up to a pond

Turn On:

- A kitchen with tons of (medium to dark wood) cabinet space, a dual fuel range or a gas cooktop and electric wall ovens, and a dishwasher (seriously, in this day and age shouldn't every "updated" kitchen have one by now?)
- Hardwood or tile in the dining area
- An attached master bath with a tub
- More than .2 acre yard
- Storage space (ALL the storage space!)
- 2 car attached garage
- Darker wood baseboards/trim/crown molding/doors
- Extra detached workshop area
- Basement
- A wet bar
- Tons of family living space

Turn Off:

- NO garage
- Outdated kitchen with no dishwasher (No, really, why?!)
- White kitchen (yuck)
- Gray tile and gray stone counters (painted walls can be changed cheaply, the others not so much)
- Dark gray carpet, especially if it's new (I feel bad replacing it, but no WAY do I want to live with it)
- A yard predominantly full of weeds (it's SO difficult to kill them all off)
- Tiny bedrooms
- All-white bathrooms

Hate:

- Owners are home for showing or open house especially if their teenage kids are lounging around

- cigarette or animal smells... also old people houses that smell like mothballs

- Carpet in bathrooms

- no mls or listing printouts available

- locked doors to random rooms or closets, I want to see everything

- unmainted lawn or pool

- cooktop in an island or peninsula with no ventilation

- jacussi jet bathtubs... hello bacteria!

- unfinished basements or priced as if finished and quoted full square footage (allowed here)

- laundry room not on same floor as most bedrooms

- mismatched flooring .... 3 different types of wood/laminate with random carpet or tile

- evaporative cooling i.e. Swamp cooler

- a dark house with little natural lighting

- house backs up to main road or other neighbors cramped our your lot.

Love:

- daylight basement even better if walkout
- dark isolated movie rooms
- private large but relatively low maintenance back yard
- trex decks
- covered porch or patio with grilling areas
- 3 car garages with side rv pads
- fully vinyl fenced back yards
- quiet street or culdasac
- windows.. floor to ceiling preferably picture frame styled
- extra large French doors opening to back yard
- new roof hvac and appliance
- impressive master suite

turn offs..

paneling, wallpaper, wood siding, barn metal roof (metal roof with exposed screws), clay sewer line described in the disclosure as needing to have the tree roots cleaned, no ductwork or forced air furnace (no natural gas line), steel or polybutelyne plumbing, basically anything that's going to cost significant money to fix, lol. No or one stall garage. Windows with that fake looking white striping on them (something they've been doing in new constructions lately)

Most of this can be avoided by purchasing a newer house (1977 or newer) but people have been foolishly adding barn metal to their roofs with exposed fasteners.. I won't buy that.

I like it when older threads are revived--it's fun to read through all the comments and it saves the people who wrote them before from having to write them all down again. To each his own, I guess. To be honest, I hope a lot more of the older threads get revived. There have been some great topics over the years that I'd love to see again.
