A builder with a good reputation doesn't say much either...it all depends who was their construction manager at the time...I have seen homes from the builder with the best reputation in town and bought one myself. The construction manager was an ex military guy who came back from Iraq and his son was there...we all aplaud him for the good work he had done and his son was doing, but we never aplaud him for the bad work he had done to the homes he had to watch over....many home owners had so many issues, and I was warned by neighbors not to close until they had taken care of things...Luckily i did, only a few small issues had to be taken care of after closing and even though I had tem in writing to be taken care of within 21 days after closing it took the builder 5 months and many emails from my side to take care of these issues....
Every home is a home on it self!....Across from me the home was never lived in and after 2.5 years empty and being bankowned it was sold...all looked fine until the first winter came (winter in Fl, not too bad), and than the leaks came.....
Obviously get it inspected. The home is only as good as the worst sub that worked on it. The quality and niceness (?) of the builder has little to do with the finished product if he used crappy subs.
The chinese drywall problem is not in all parts of the country, in fact it's pretty isolated.
As far as the cost of an inspection: "but $350 is not too bad. My Realtor told me it was gonne be in the $600 range... so misleading!". For that size house, I would have charged more. You can always get a lower price if you keep looking around. Lowest price for an inspection is not always the best way to pick a home inspector. It's just an indication of what the inspector thinks he is worth.
Last week I quoted a job for $375. I got a call back and the person told me they found someone that would do it for $175, but they really wanted me, would I match the price. I laughed out loud, then explained that their quote was from someone that has been in business less than 1-1/2 years, and I have been in business close to 20. He has done probably 60 inspections, and I have done around 9,000.
Get an inspection, but don't shop the inspector by price alone.
I agree with Knox. This is your house, not a $1 double cheeseburger.
