I am looking at buying a house FSBO. It will be an all cash deal. I had the house appraised. While I take some time to think about everything, I know the sellers are going to ask me what the house appraised for. I dont care to disclose this information and not sure on how to handle it or what to say. Any feedback is welcome. Thank you

It's nobody's business what it appraised for. If the sellers want to know, tell him to order their own appraisal. Just tell him it doesn't matter, you like the house enough to purchase it. Don't stress out about it. Just side step.
No big deal, but your entitled to keep it, and if you got three different ones, it would probably vary bunches, and all that matters, is that you feel good about it. It only helps you know, that in a selling situation, you know what it did appraise for. I would not care if you shared it, but wait until the final sale, as sellers are funny, and might even try and increase price, as sounds like you got a good deal. The fact is that you own the appraisal - it's yours.
Your question was how to handle it when the sellers ask what the appraisal came in at. I think Sandy Nelson's response is the most professional. "Just tell the seller that it's proprietary information." I think it's a clear, firm and respectful response.
