There is no provision to break lease due to unemployment. And yes there are repercussions. It's really no different than nit paying rent.
That said if a tenant came to me in such situation for me its easier to let that person out of the lease and move out than to try and cut them down and hold them to a payment they clearly cannot make. I'm simply not that vindictive. I do expect them to work with me and find alternative location move out as soon as possible and leave the place clean.
