Hi,
So, i need to have the carpets professionally cleaned when i leave the rental.
It's in the lease and i have no problem doing this.
But when am i supposed to do it?
Obviously, the carpet cleaner needs to come when the place is empty.
But since i can't move into a new place until the 1st of the month and my landlords will most likely have their new renter wanting to move in on the 1st of the month, when am i supposed to schedule the cleaning?
Thank you.
But since i can't move into a new place until the 1st of the month....
Says who?
The concept you're looking for is called "overlapping rental periods".
In conjunction with clear communication with the LL about the matters that inevitably come up at turnover and moving these will solve a whole range of issues well beyond the specific problem you're writing about now (scheduling the carpet shampoo contractor).
I have always arranged to keep a rental a few days at least after we move out, so I had time to clean and get stuff like that done. The last house we moved into, the previous tenants moved out the night before the 1st, left it a complete disaster, and I couldn't reschedule the movers. The LL was over there "cleaning" (the fridge was gross, the tubs gross, the woodwork filthy, etc), I had the movers moving stuff in, and I ended up having to hire cleaners because I was so stressed. The LL should have either had the previous tenants move out a few days prior to the 1st, or my lease start after the 1st.
We recently moved from that house to another, and we kept it the whole month of September to clean it and move everything out at our leisure. I love it.

hth
"says who?"
ummmmm, me ... a very experienced renter (yet never had to deal with carpet cleaning before) in a highly impacted area where the move in date is almost always on the 1st of the month and most importantly, in this case, it is.
I'm not interested in the name of a concept ... i'm looking for some insight into this timing dilemma.
The carpet cleaner doesn't have to come when it's empty. Ask them over the phone if they'll move the furniture and usually they will unless it's a very heavy or an awkward piece like a china cabinet. When we had my in laws carpets cleaned they used a 'dry' process. The carpet came out beautifully and it was dry when they left. You may want to look into something like that because walking over a wet carpet is just going to make it look dirty again.

Thank you for the reply ... and thank you all.
Actually, in the rental agreement the landlords stipulate that i use a specific carpet cleaner ... i guess the one that they've been using for a long time and who they trust will do a good job.
I don't think that they use a dry process but maybe i'm wrong about that.
I suppose that the carpet cleaner will just need to come very early the day after i leave and then perhaps the next tenants can move in much later in the day.
It's not that big a deal. I can work it out with the landlords. It's just that i've had a little bit of trouble with them and i was hoping that i could just do this on my own without involving them.
I suspect the cleaning company is owned by a close friend or relative and/or they get a kickback.
