Hello all, I'm buying a property in NYC which has hazardous violation (illegal conversion for dwelling for more than legally registered, Quality of Life). That needs to be fixed by me ASAP for sure. However, the stupid current owner just recently renewed the leasing contract on Sept 1, 2011 with the tenant for another year. My question is if I take over the property, is there anything by law that would support me to remove the tenant, with a leasing contract with previous owner in place? Is that leasing contract even valid by law due to those violations?

I know I maybe better off to consult with a lawyer but I hope I can get some insight from people who's dealt with those already. Thanks for the help!
