How long does it take to draw up a lawn maintenance contract?
I've been living here for two months now and the lawn has not been touched nor has the stump been removed. I e-mail the PM through the course of the two months first she said the previous contract expired and that she was working bids for another one. Heard nothing for a month so asked again, she said it should have been done along with the stump removal, so she was looking for a new contract. Again another month had passed, heard nothing, lawn is not done, stump still there. Sent her another email. Nothing.
The only reason i am sending emails is because i was never given a phone number. I'm so temped to call the city on this issue feels like I'm hiking when I go to the mail box.
It can take from 15 minutes to a day or tewo depending on the circumstances. Most times its just 1/2 hour. The llanscape service or proeprty manager will have standard contract they use. Both parties will read them over and make additionas, corrections or revision and determine fees & charges. This can be done on-site or it may have to go back through someones home office to be rewritten. Once signed the contract is in place.
May I suggest you stop emailing and grab an old fashion piece of paper, sewrite a letter detailing the problems that need correcting, ask them to correct it within a certain time period (10 days, 15 days 20 days etc). Citre any appropriate state law and lease terms is supproting the request. Mail Certified Mail with a retuirn receipt to the property manager and sit back and start the clock for the repairs. Whuile waiting read the lease and state law on the next proper steps to take if they don't address the request.
Rental agreement is that lawn care will be provided by the PM, tenant is not responsible.
I received an e-mail she said she's still waiting on quotes??????? So it takes two going on three months to get a contract LOL.
As has been suggested, you need to write a return receipt certified mail letter noting that lawn care is included in your rent; that (a) the lack of care looks shabby and (b) the stump is a hazard; and that you'd appreciate it if this was dealt with without any further delay.
Thanks all for the suggestions given. Per "payday" I was given some more "insider information" as to what's going on. PM response:
"The two lawn companies we sent out yesterday have not gotten me the quotes
yet. They were both out of Petersburg. If they don't work out, I may have
to get someone to come from Richmond. The person who lived in your unit
before was the person who kept up the lawn and we've had a hard time getting
someone out there."
It seems like they could at least hire someone to go cut the grass on a one time basis until they hire a regular service.
I agree. That's ridiculous. If one's rent includes yard maintenance then it should be done on a timely basis without a whole bunch of excuses, otherwise reduce the rent and have the tenant contract to take care of it.
