I am guessing there is nothing I can do about this but I am going to ask for opinions any way.


I have lived in my town home for about 10 years. When I first moved in the townhome to my right was owned by nice person. He kept his yard and house up and was pleasant to talk to.

To make a long story short he sells to a crazy lady that in the last 7 years has totally trashed the place and harrasses myself, my wife and neighbors. When she opens her doors and windows you can smell the stench at least 100 feet away. She calls 911 constantly and they seem to be at her house at least once a week. I could write a book full of the things she does.

I have tried to get the HOA, city and state to do something but they all failed to get anything done.

We thought about selling but the property values have fallen so much in my neighborhood that the are selling for less than what they sold for new in 1988.

So we found a great house that we are closing on and are going to rent this one out. I fear that my chances of getting a good tenant are next to nill.

In your dealings, have you ever ran into this situation? Are there laws that my state are ignoring? Can I sue the city or state for loss of resonable habitation or loss of income?

I have a rental management company that is going to help me rent this place out and they say we have a wonderfully kept home that should rent out for more than the other units in the neighborhood but because of my neighbor we are going to have rent it out for less than everyone else...

I guess we should be happy that we will get anyone in there eh?

It's just hard to accept that one person that you have no control over can have so much control over you.

This is beyond ridiculous. Who do you want to sue, and exactly what for??? Who owes you money here??

You will get as much as the rental market in your area will allow. Anybody tells you otherwise and you should start looking for a new property management company.

You could rent to someone crazier than her and see what happens. Don't forget to video all the fun!
Seriously, though, price it right and you can always rent it. I suggest getting a rental management company deal with it as being a landlord is a business and you have to treat it as such.

Ignore these rants, there is nothing helpful there.

Yes, you could have grounds to sue your HOA if they are not enforcing the guidelines required for the Association and it is hurting your property values. You need to talk to an attorney who is familar with HOA requirements.
