You are going to be living there. Perhaps as long as 5 years. Get the wood floors refinished and enjoy them. You know you won't be running and screaming and your tenants will not complain to management about management walking around.
When you go to re-rent it, put inexpensive carpet with think pad in the hallways and bedrooms.
I've never seen a lease requiring carpet. Just remove the clause from your lease. You can get high quality ceramic tile in all kinds of patterns now, some look like granite and marble! These would go better with your decorating style. Don't go with the cheap ceramic tile and you won't have problems.
